Northcote is the family heart of Battersea, the area between the commons known as Nappy Valley. It is defined by Victorian terraces, the shops and cafes of Northcote Road, and some of the most sought-after schools in south-west London, including Belleville Primary, the Honeywell schools, and Ark Bolingbroke Academy.

It is worth being honest: this is not a new-build area. The stock is period houses and conversions, with only the occasional small infill scheme. If a new-build flat is what you want, you will find far more choice in Nine Elms to the north.

People buy in Northcote for the houses, the schools, and the commons. If that is your search, the new-build map is the wrong place to start.
