Northcote and Nappy Valley: A Battersea Family Area Guide

The Northcote ward is the family heart of Battersea. It covers the grid of streets between Clapham Common and Wandsworth Common, the area widely known as Nappy Valley or Between the Commons, and it is defined by Victorian terraces, good schools, and the shops and cafes of Northcote Road.

It is worth being straight about one thing up front: this is not a new-build area. If you are set on a modern flat, the choice is far greater in Nine Elms to the north. What Northcote offers is period houses, green space on two sides, and one of the strongest concentrations of sought-after schools in south-west London.

Northcote Road runs along the line of the culverted Falcon Brook, in the low ground between the two commons, which is part of where the “valley” in Nappy Valley comes from.

How the area took shape

Until the railways arrived, this was largely open ground on the edge of the two commons. The opening of Clapham Junction in 1863 changed that quickly, and the grid of Victorian and Edwardian terraces that fills the area today went up in the building boom that followed.

Northcote Road grew as the local high street, with a street market dating to the 1860s. Over the last couple of decades the area picked up the “Nappy Valley” nickname, a nod to the young, affluent, family-heavy demographic that settled here for the houses and the schools.

The schools

Schools are the main reason families concentrate here and pay a premium to do so.

Belleville Primary is a large, highly regarded state primary rated Outstanding by Ofsted, and demand for places shapes house prices on the streets around it. The Honeywell infant and junior schools are also well regarded, and Ark Bolingbroke Academy is an Outstanding-rated secondary nearby that many local children move on to. There is a cluster of prep schools in and around the area too, including Thomas’s Clapham on Broomwood Road.

Northcote Road

Northcote Road is the centre of gravity. The street market that started in the 1860s now runs to delis, artisan bakeries, an antiques market, and long-standing independents like the cheesemonger and the butcher, alongside a run of cafes and restaurants. It is the reason a lot of the area’s daily life happens on foot.

Green space and transport

The two commons bookend the ward: Wandsworth Common to the west and Clapham Common to the east, both giving open grass, sport, and cafes on the edges.

For transport, the area leans on rail and bus rather than the Underground. Clapham Junction and Wandsworth Common stations are close, Clapham South on the Northern line is a short distance east, and buses run throughout. There is no Underground station within the ward itself.

Property, and where to look for new builds

The housing here is predominantly Victorian and Edwardian terraces and period conversions, and houses command a substantial premium driven by the school catchments and the Between the Commons cachet. Genuine new-build stock is rare, limited to the occasional small scheme such as the one on Alfriston Road.
